{"id":71812,"date":"2024-02-02T16:35:28","date_gmt":"2024-02-02T21:35:28","guid":{"rendered":"https:\/\/www.schreders.ca\/blog\/?p=71812"},"modified":"2024-03-07T16:45:04","modified_gmt":"2024-03-07T21:45:04","slug":"fraser-valley-real-estate-market-january-2024","status":"publish","type":"post","link":"https:\/\/www.schreders.ca\/blog\/fraser-valley-real-estate-market-january-2024\/","title":{"rendered":"Fraser Valley Real Estate Market January 2024"},"content":{"rendered":"<p class=\"has-text-color\" style=\"color: #8f0509; font-size: 30px;\">Signs of stability in Fraser Valley housing market<\/p>\r\n<p>January showed signs that things may be turning for the Fraser Valley Real Estate market.\u00a0 Sales were up for the first time in six months and we also saw the largest month-over-month increase in inventory in five years.\u00a0 Despite this increase, inventory still poses a problem, as even this slight surge in demand is seemingly outpacing inventory, creating sellers markets for all product types in many neighbourhoods.\u00a0 In early January this resulted in multiple offers starting to become more common again.\u00a0 Initially, even\u00a0with multiples, most offers would have conditions and seldom went over the asking price.\u00a0 As we progressed through the month though, especially over the last two weeks, we started to see more subject free offers and people going over the asking price.\u00a0 As we enter the spring market, we expect to see increased consumer\u00a0confidence as there is more stability with interest rates. This is the largest month-over-month percentage increase in new listings in five years.<\/p>\r\n<p>\u201cWith January sales on the rise, we are seeing hopeful signs that optimism is returning to the market,\u201d said Narinder Bains, Chair of the Fraser Valley Real Estate Board. \u201cAnticipating that we may be at the end of the Bank of Canada rate hike cycle, it appears that more buyers are considering re-entering the market as we are starting to see more traffic at open houses.\u201d<\/p>\r\n<p>Active listings in January were 4,877, up by 4 per cent over last month and up by 18 per cent over January 2023. The sales-to-active listings ratio was 19 per cent, representing balanced conditions in the overall market. Detached houses are in balanced market territory at 19 per cent, while both townhomes and apartments remain in seller\u2019s market territory at 34 and 27 per cent respectively.
