Total transactions across the region rose 11% from March and 7% compared to April 2025. This renewed activity is accompanied by a stabilizing trend in pricing, with the composite Benchmark price edging up for the second consecutive month. A balanced market is typically defined by a ratio between 12 and 20 per cent.<\/div>\r\n<div dir=\"ltr\">\u00a0<\/div>\r\n<div dir=\"ltr\">\u201cCurrent conditions are creating a more favourable buying environment than we\u2019ve seen in recent years,\u201d said Baldev Gill, CEO of the Fraser Valley Real Estate Board. \u201cBuyers would be well-advised to consult with a REALTOR\u00ae to time their purchases to maximize the benefits of lower home prices while taking advantage of current borrowing costs.\u201d<\/div>\r\n<div dir=\"ltr\">\u00a0<\/div>\r\n<div dir=\"ltr\">Across the Fraser Valley in April, the average number of days to sell a single-family detached home was 37 days, while for a townhome it was 32 days.
