Getting Your Condo Ready for the Rainy Season

•

Condo living has plenty of advantages, but when the Fraser Valley’s rainy season arrives, a few maintenance details specific to strata properties are worth paying attention to. Moisture is the main concern, and in a multi-unit building it can move in directions that aren’t always obvious until a problem is already developing. A bit of preparation before the heavy rain settles in goes a long way toward keeping your unit comfortable, dry, and free of the issues that tend to surface when seasonal maintenance gets skipped.

Check Your Ventilation

Proper ventilation is your best defence against moisture buildup. Make sure bathroom and kitchen exhaust fans are clean and working. Run them during and for at least 20 minutes after cooking or showering. If your condo has an HRV (heat recovery ventilator), clean or replace the filter.

Inspect Windows and Balcony Doors

Check window seals and weatherstripping for gaps or deterioration. Condensation on the inside of windows is a sign that moisture levels are too high or seals are failing. Clean your balcony drains to prevent pooling water during heavy rain.

Monitor for Mould and Moisture

Inspect behind furniture on exterior walls, around window frames, and under sinks. If you spot mould, clean it promptly with a suitable cleaner and address the moisture source. Report any building envelope concerns to your strata immediately.

Prepare Your Balcony and Storage

Store or cover outdoor furniture. Move any items that could blow away in strong winds. Check that your storage locker is dry and well-organised. A clean, prepared space means fewer problems when the heavy rains arrive.
